Compare available rental property insurance options for your Georgia home, duplex, or multifamily building. I help you review building protection, rental income, liability, roof settlement, and deductibles before choosing coverage.
Four short steps · No documents needed to start · Work directly with Derrick Brown
Your property's occupancy, construction, and use help determine which markets and coverage forms fit. Tell me what you own, and I’ll review the options available for your situation.
Coverage reviews for homes rented to tenants, including dwelling fire and landlord policy options.
Help reviewing building protection, rental income coverage, and liability options for properties with two to four units.
Apartment and larger multifamily risks may need commercial property and liability forms, depending on the building and market eligibility.
Review multiple locations together. Depending on the properties and market, individual policies or portfolio programs may be available.
Between tenants or preparing a property to rent? I’ll review vacancy restrictions and options for the work being done.
Own rentals in Georgia but live elsewhere? Work directly with me by phone, email, or the online quote form.
Start with the details you know. You can select “Not sure” where needed.
From Metro Atlanta to other Georgia communities, start with the property details you know. I’ll review the address, building, occupancy, and available markets before discussing your options.
Share the property address, closing date, ownership or LLC name, and lender requirements. I’ll review available options for the property’s intended use.
Send your current declarations page after submitting. I’ll compare the building limit, roof settlement, deductibles, and important coverage restrictions alongside the premium.
Tell me whether the property is occupied, vacant, or under renovation. Include the planned work and expected completion date so I can review suitable markets.
Based in Atlanta, I work with rental property owners across Georgia by phone, email, and the online quote form. Your address and current use help determine which markets fit, whether you own one rental or several locations.
Share the property address, owner or LLC name, building updates, and occupancy. I review options for single-family rentals, small multifamily properties, and investor portfolios.
When comparing rental property insurance in Savannah and nearby coastal communities, review wind coverage, deductibles, and separate flood needs alongside the building and liability limits.
Buying, renewing, or changing tenants? Include the desired start date, current policy if available, and any vacancy or renovation plans so I can review the property’s current needs.
Complete four short steps, then I’ll review available markets for your property.
Complete four short steps about your contact information, property, and insurance history. Review your answers before sending.
You’ll receive an email acknowledgment, plus a text if you opt in. I review requests during business hours and follow up if I need more information.
I explain available quotes, coverage terms, and payment options so you can decide how to proceed. Quote timing depends on the property and underwriting.
After submitting, you can print or save a PDF copy of your answers. Supporting documents can be emailed afterward.
Coverage is not identical across landlord and commercial property policies. I’ll review what is offered, the limits, and the exclusions for each available option.
DP1 and DP2 generally cover specified causes of loss. DP3 generally covers direct physical loss to the dwelling unless excluded, subject to policy conditions. “Dwelling fire” is a policy name; the covered causes of loss depend on the form.
Compare roof settlement and building valuation separately. A DP3 label does not guarantee that every item is settled at replacement cost, that wind is included, or that every water loss is covered. I review endorsements, deductibles, and exclusions with each available quote.
For apartment buildings and other eligible risks, commercial property forms may be the appropriate option. I’ll review the form that fits your property and explain any important limitations.
Water backup, equipment breakdown, umbrella or excess liability, vacancy options, and portfolio programs may be available. Eligibility and terms vary by market and property.
The premium is only one part of the decision. These details help you understand how a policy could respond when you need it.
Start with the cost to rebuild rather than purchase price or market value. I’ll review valuation, limits, and any coinsurance terms.
Compare replacement cost, actual cash value, or roof payment schedules, along with any separate wind or hail deductible.
Review water damage restrictions and available backup coverage. Flood is a separate coverage consideration, including for inland properties.
Review whether loss of rents and premises liability are offered, the limits, exclusions, and any additional coverage needs.
Share roof, electrical, plumbing, and HVAC updates if known, plus any claims in the last five years. These details help me review market eligibility.
Confirm current occupancy, upcoming renovations, the correct owner or LLC name, and any lender requirements before proceeding.
Send your property details to start a coverage review.

DP3 is a dwelling policy form commonly used for eligible rental homes. It generally covers direct physical loss to the dwelling unless excluded, subject to policy conditions. Review roof settlement, building valuation, liability, rental income, and endorsements separately; the DP3 label alone does not guarantee every coverage or replacement cost for every item.

Loss of rents generally applies when a covered property loss makes the rental uninhabitable, subject to policy terms and limits. It should not be assumed to cover unpaid rent or an ordinary gap between tenants.
